Q. In your October 7th column in the Saturday Times Union, you mention a CLUE report, but I have never heard of this. What is a CLUE Report? A. A CLUE report or Comprehensive Loss Underwriting Exchange report is a claims history on a seller’s home and contains information about insurance claims filed on residential properties. It includes information such as the date and type of loss, amount paid, etc. Please keep in mind that the owner must order this report, so it may be a good idea to have your Realtor or attorney insert a clause in the contract to require the seller to obtain a CLUE report during your inspection contingency. If you determine the home to be uninsurable, it’s much better to know in advance prior to closing.
